Commercial Real Estate Appraiser

DCAS Real Estate Services is looking for a detail-oriented Commercial Real Estate Appraiser.

Under general supervision, an Appraiser Level II will perform and be responsible for the appraisal of real estate, with wide latitude for independent action and decision making. The Appraiser’s tasks will include, but not be limited to the following: performing complex and supervisory work in the appraisal of real estate; research activities by collecting information and data of current and historical nature for use in the preparation of appraisal reports; obtaining source materials by means of research, examination of records, published materials, or personal interviews; researching materials and records to collect and analyze data and information regarding transactions related to real property valuation.

Responsibilities will include but are not limited to:

• Research, review, and analysis of information pertinent to overall market conditions of all types of real property;
• Conduct field visits to gather information used to analyze local market trends and to photograph real property;
• Analyze construction costs and depreciation of real estate;
• Interface with architects, surveyors, real estate appraisers, real estate brokers, property owners, managers, mortgage analysts, bankers, engineers, builders, attorneys, local preservation units, other government agencies, landlords and tenants;
• Perform appraisals of complex property types such as vacant land and large commercial parcels, as well as industrial and/or business properties that are frequently income-producing;
• Perform feasibility analysis to determine the highest and best use of real property for acquisition or disposition;
• Preparing appraisal reports and market rental analyses based on Uniform Standards for Professional Appraisal Practice (USPAP) guidelines as well as the Uniform Appraisal Standards for Federal Land Acquisitions (UASFLA);
• Advise, guide, supervise or assist in the training of Appraiser Level 1’s and review of appraisal reports for accuracy.
